Fortis is preparing a State Significant Development (SSD) and concurrent rezoning application for a residential development at 122–128 Hewlett Street, Bronte, which will be submitted later this year to the NSW Department of Planning, Housing and Infrastructure (DPHI).
What is being proposed? The proposal seeks approval for the construction of a residential building of 9 storeys, comprising:[SS1]
- Approximately 85 homes, including an affordable housing component to be managed by a registered community housing provider for a period of 15 years
- The HDA EOI proposed that 5% of apartments be allocated as affordable housing. The final affordable housing yield is currently being determined through the design development and assessment process
- Studio, 1, 2 and 3 bedroom apartments catering to a range of household types to support housing diversity in the area
- Basement parking for residents and visitors
- Outdoor communal and wellness area with landscaping and shared facilities
The Rezoning Application will seek to amend Waverley Local Environmental Plan 2012 (Waverley LEP 2012) to increase the height and FSR standards applicable to the site to align with the proposed built form outcome.
The key objectives of the proposal are to:
- Increase housing supply in a well-located area close to open space, public transport, and local services
- Deliver a thoughtfully designed, high-quality building that stands the test of time
- Provide new housing options, including affordable housing, to support a more diverse and inclusive local community.
About the Social Impact Assessment:A Social Impact Assessment seeks to understand the local community where a new development is proposed, and the matters that are of concern to the local community. It assesses the likely effects of a development on local people.
A key part of the preparation of a SIA is gathering valuable insight from community members into what is important to them. We are seeking your feedback to assist in understanding what social effects may arise from the proposal.
