At our first public meeting in February, the public graded Land Use in Fairburn as "D+"To address the needs and opportunities while keeping our community goals in mind, here are the draft Land Use strategies:
- Direct residential growth—at a scale that is compatible to its small-town character—to/near downtown. (This takes advantage of the densest transportation infrastructure and will provide “rooftops” to better support small businesses.)
- With the exception of projects already underway/approved, limit additional development in the SR 74/Senoia Road corridor until a specific plan for the area is established. This plan should consider infrastructure needed to accommodate recent growth, better streetscapes, and opportunities to create a better sense of place.
- Direct any future industrial growth to areas already served by established truck routes and infrastructure.
- Do not approve additional industrial uses adjacent to residential areas without significant buffering and transportation infrastructure in place.
- Do not allow industrial growth to occur in rural, undeveloped areas.
- Beyond what is already underway/permitted/zoned, limit additional suburban-style residential growth in rural areas.
- Once adopted, update Fairburn’s Zoning Ordinance to reflect the vision and strategies of the comprehensive plan.
- Strengthen requirements for parks, open spaces, and natural areas for large developments.
- Use fiscal impact assessments to ensure development is financially sustainable for the City.
