State Street area would continue mostly as auto-oriented commercial/similar to current condition. 2. Re-Imagine State Street Scenario: The State Street area is re-imagined with some commercial areas to continue as is, and other commercial areas to be repurposed as live-work buildings, mixed-use buildings, and riverfront commercial. State Street would slow down in speed and become more pedestrian friendly. Commercial Street area would fill in with 1-2 story retail. 3. Building on Existing Assets Scenario: The Commercial Street area would fill in with retail and commercial. The State Street area would be filled with more auto-oriented commercial use.
