What's Next for Division 6?

Division 6 is a former bus yard in the heart of Venice that was decommissioned in 2016. Metro has been cleaning it up to make it ready for reuse under Metro’s Joint Development Program.

Joint Development is the real estate development program through which Metro collaborates with qualified developers to build transit-oriented developments on Metro-owned properties.

First, Metro works with the community to create Development Guidelines for the site. These guidelines help us to select a suitable development partner. Metro is currently working with residents, businesses and other stakeholders to gather input about what should be included in these guidelines.

Development Guidelines

We gathered feedback and ideas about how the site could have broader positive community impact, increase mobility connections and improve quality of life – all of which is now shaping development guidelines for the long-term reuse of the Division 6 site.

The final guidelines will help Metro solicit proposals from developers, evaluate their work and guide building.

What are Development Guidelines?
  • Development Guidelines address a variety of topics such as building height and density, pedestrian circulation, public art, ground-floor uses and much more. 
  • Metro has recently prepared Development Guidelines for Joint Development sites in Boyle Heights, North Hollywood and on the new Crenshaw/LAX Transit Project line.

Trade-offs
During the second community workshop, participants discussed development trade-offs. This helped Metro learn what people prefer, especially when a project's cost and space are tight.  

We learned that most participants supported heights above three stories, as long as most of the height was in the middle of the site and produced more community benefits like community space, public parking and affordable housing.

What's Next?

From here, Metro will review this input and continue research to further craft the Development Guidelines, with plans to publish draft guidelines for review within the next few months.
