About the Land Use Bylaw

A Land Use Bylaw (LUB) is a legal document, approved by Council, which regulates how land in the County can be used and developed. The provincial Municipal Government Act requires that every municipality have a LUB. Otherwise known as a ‘zoning bylaw’, the LUB directs where buildings can go on property, and what they can be used for. This includes everything from houses, decks and sheds, to home businesses, large retail shopping developments, rural industrial uses, parking, landscaping and signs. The LUB also establishes the processes for reviewing, approving, and appealing development permits.

The Land Use Bylaw contains both text and maps. The maps divide the County into Land Use Districts (zones), and applies to the existing built-up portions of the County as well as new growth areas. The text defines the types of uses which may take place in each District, and includes regulations which must be followed in undertaking the defined uses and in erecting any structures. The LUB applies to new development and construction projects, additions and changes in land use, both in urban and rural areas.
