As discussed at the Annual General Meeting, several new policies are offered for homeowner approval. The results of these three votes will be conveyed to homeowners and, if passed, each action will memorialized in an official resolution, approved and signed by the Board.

* Homeowner maintenance fees will be billed monthly rather than quarterly starting on July 1 and thereafter at the beginning of each month. Due by month end.

* Owners who use credit cards for payment will pay the credit card fees charged by ECAB, at 3.5%, starting on July 1, 2026.

* A new Debt Collection Policy (sent to all homeowners as a separate communication) is proposed. The policy sets clear trigger points for Board actions, including a negotiated payment plan that addresses arrears and current charges. If the plan is not adhered to, a notification will be sent that unit utilities will be turned off and/or legal proceedings will be pursued. This policy goes into effect as of July 1, 2026.
