* 1. Your HBSCA representatives are concerned with the First Capital Realty’s proposal to the City of Toronto that includes 15 multi-unit towers ranging from 22 to 71 storeys, which will add an additional 7,500 residential units (an additional 15,000 residents) to our geographically small community. Your HBSCA representatives are concerned about the potential level of additional density in our community.

Christie Site Development Context:

Presently approximately 25,000 residents and 140 commercial tenants make up our Humber Bay Shores community, leaving existing infrastructure strained with respect to traffic/transportation, parking, delivery access, utilities such as hydro and water, sewage, emergency response and flood mitigation services.

The Christie site was designated as ‘Employment Land’ according to the City of Toronto Official Plan. The First Capital Realty amendment application for ‘Mixed Use’ which includes residential, has been approved pending infrastructure improvement.

The City of Toronto has established a Christie Site Working Group to bring stakeholders to the table during planning development of the Christie site.  Your HBSCA is represented at that table in your interest to ensure that the Christie Site Development not only focuses on a transit and infrastructure- first approach, but also incorporates reasonable objectives in view of the community’s current density.

With 25,000 residents within a 2.5 KM radius alreading living in the Humber Bay Shores community, I believe that First Capital Realty's proposal for 7,500 new residential units on the Christie site, representing 15,000 new residents to the community, is excessive and is a concern.
