Project Indiana Summary:
  • Proposed Location: Collective 25 acres +/- of A-2 zoned properties at 6700 Indiana Street, 6702 Indiana Street, 6710 Indiana Street and a portion of 6720 Indiana Street in unicorporated Jefferson County.
  • 7.96 acres of light industrial in Arvada
  • Proposed site is app. 36 total acres adjacent to Ralston Creek and Maple Valley Park Open Space
  • Distribution Center will be 112,000+ sf  (approximately 552’ N/S elevation x 203’ E/W elevation x 44’ in height)
  • Over 1500 total vehicle / van / semi-truck parking spaces 
  • 402 associate parking spaces accessed for 2-3 shifts daily
  • 983 van parking spaces accessed several times daily for two shifts
  • 60 van loading spaces, 60 van staging spaces
  • 12-15 semi-truck parking spaces 
  • 21 truck docks with up to 42 semi-truck trips every night of the week
  • Semi trucks load on east and vans load on north facing park and homes
  • Access is expected to come directly off Indiana St, West 67th Ave, Fig Street, West 66th Place, and Holman Street
  • Estimated traffic expected to be 3,000-5,000 vehicles in and out daily
Community Concerns:
  • Excessive light and noise pollution 24 hours a day, 7 days a week
  • Drastic increase in traffic on Indiana St and surrounding neighborhoods
  • Negative impact on quality of life, homes and property values
  • Insufficient buffer between the industrial use and open space/homes
  • Removal of hundreds of large, old growth trees
  • Negative impacts on wildlife in open space and riparian life in creek
  • Negative impact to Ralston Creek from development storm drainage
  • Does not reflect the character and culture of the surrounding community
  • Future proposed drone operations will negatively affect wildlife and residents in the area
