Questionnaire
You are being invited to take part in a research project. Please could you take the time to read and understand the following information on why the research is being done and what is required from you. If you have any further queries or would like further information, please do not hesitate to get in touch.
May I take this opportunity to thank you for choosing to take part in this. I greatly appreciate your time and the valuable insights you will provide towards my research.
Purpose of the project
My name is Milan Patel and I am completing a postgraduate MSc in Real Estate at the University College of Estate Management (UCEM).
As part of the postgraduate degree, I am tasked with undertaking a research project with the following research aim:
‘To assess the extent that the COVID-19 pandemic accelerated trends in investor and occupier behaviour, such as flexible working arrangements, e-commerce growth and greater focus on ESG principles, leading to a lasting change in capital allocation and decision making within the UK commercial real estate sector.’
The research objectives for this research are:
1. Examine the impact that COVID-19 had on changing investor and occupier priorities and what drove these changes.
2. Investigate how changing priorities led to a shift in investor and occupier behaviour in response to post-pandemic ‘new norms.’
3. Examine the impact of this behavioural change on capital allocation and investment strategies within the key sectors of Office, Industrial, and Retail.
4. Assess to what extent post-pandemic behaviours have been encouraged by greater recognition of ESG principles.
5. Assess the extent to which the COVID-19 pandemic accelerated trends in investor and occupier behaviour and evaluate the lasting impact on capital allocation and decision-making within UK commercial real estate.
Requirements
The questionnaire consists of 19-22 questions and should take approximately
10 minutes to complete.

Research Information
All research information provided will be used for research purposes only. It is not expected that the findings from the research will be published and any copies of the project will be held by the author and University College of Estate Management only.
Confidentiality
All participants will remain anonymous. All data will be stored securely and disposed of after completion of the project, in line with GDPR expectations.
Informed Consent
Participation in the research is voluntary and participants are at liberty to withdraw at any time without prejudice or negative consequences.
Risks and Benefits
No potential risks or harm to participants have been identified. It is hoped that participation will provide benefits through increased understanding of post-pandemic investor and occupier behaviour by identifying lasting trends in the UK commercial real estate sector.
