* 1. The city has streamlined the zoning code to make it easier to understand and more user friendly by reducing the number of zone districts. Please review Table 2.2-1 that summarizes the proposed conversion of old zone districts into new zone districts. Do you agree the proposed changes streamline the code appropriately?

* 3. Over the decades, Aurora has expanded significantly and changes in development patterns have resulted in areas with different feel and function. By creating Subareas A, B and C, the draft code respects these character and functional differences by allowing appropriate development standards to apply to each character area. Please review the Subarea Map and the descriptions of the character areas in Aurora. Do the subarea boundaries proposed capture the desired intent?

* 4. Review the list of zone districts and the associated land use categories in Table 3.2-1. Do the permitted uses in this table capture the range of development you expect in Aurora? For a list of broad definitions for land uses click here.

* 5. Select a zone district that interests you and review the permitted uses and zoning district description found in sections 142-2.4 through 142-2.8. Are the permitted uses appropriate for the zone district as you understand it?

* 6. Aurora has a diverse range of housing needs and, like many other cities in the metro region, is experiencing high demand for affordable and attainable housing options. Allowing a wider variety of housing types is one way of responding to these trends. Review the housing types summarized in Tables 4.2-1 through 4.2.-4 along with the definitions of housing categories. Are there any housing types missing?

* 7. Graphics, images, charts and other visual aids can make the code easier to use by demonstrating what compliance with zoning code provisions looks like. They are especially useful in communicating complex design or procedural standards. As you scan the document, note the visual aids. Are they sufficient to describe concepts and helpful to the user?

* 8. The city has attempted to streamline the development review procedures while also enhancing the public involvement process. Because design standards and neighborhood protection standards have been created with residents in mind, smaller projects that conform to all applicable code standards will not be required to hold a neighborhood meeting and may be approved by the Planning Director. Small projects that do not fully meet standards may be approved by the Planning and Zoning Commission at a public hearing. Large projects will require neighborhood meetings and approval by the Planning and Zoning Commission at a public hearing. Review the Procedures Summary Table 5.2-1 and the requirements for First Review Neighborhood Meeting. Do these procedures strike the right balance between streamlined process and robust public involvement?

* 9. The administrative adjustment is a proposed tool for adding flexibility to the city’s development review process. It also is an important part of encouraging infill development and redevelopment in Aurora. While the code update proposes administrative adjustments, it limits these adjustments to provide predictability to all stakeholders. Review the proposed adjustment limits in Table 5.4-1. Do the administrative thresholds strike the right balance between flexibility and predictability?
