EMCA Wants to Know Your Views

   The Southold Town Board is proposing to change the zoning of the old, decaying oyster factory property at the end of Shipyard Lane, East Marion.  The Town has not consulted the residents of East Marion for their ideas about the use of the property, but we will have the opportunity to weigh in on the decision process at a public hearing on in late December. 
   The entire 18-acre property is currently zoned Marine II.  The town proposes to divide the property into two parts, one zoned RR-resort/residential, and the other R80 - two acre residential . The town also considered zoning a portion of the property R40 – one acre residential.
   It is important to understand that in each zoning district there are uses permitted as-of-right and other uses that are permitted upon application to the Zoning Board of Appeals.  The names of the districts do not fully describe all possible uses. Rather than list all possible uses for each zone here, we encourage you to click on the above links to the town code to read for yourself what uses could be allowed.
   We want your views on how you would like this property to be used.  Please let us know your reaction to each of the options listed below.   EMCA will host a community meeting on Saturday, December 4 at the East Marion Firehouse (in person and via zoom) at which the results of the survey will be presented and options will be fully discussed.
