Saguache Hotel CONCEPT

ScSEED, a local non-profit organization, has a mission is “to work together as a community to develop a sustainable economy that builds on our existing strengths, contributes to a strong integrated community, and protects the environment, rural lifestyle, and character of Saguache county.” ScSEED board of directors is made up of community members who are committed to this mission. The board oversees one (1) part-time staff members who work on specific projects on a limited basis.  Neither the board nor the staff members have experience in development or management of a hotel restoration project of this scope. ScSEED does not intend to own nor operate the historic Saguache Hotel but instead is interested in acting as a catalyst for future commercial development of this property. To this end they have obtained a Rural Business Development Grant through the USDA Rural Development to fund technical assistance to an undetermined future small, emerging rural business owner. Specifically, grant funds are earmarked to support both a market study and Historic Structure Assessment (HSA) for the historic Saguache Hotel located on 4th Street in downtown Saguache, Colorado. ScSEED has also secured grants from the State Historical Fund and the National Trust for Historic Preservation to support the market study and HSA. (Both of these studies will be available to the public when completed.)

ScSEED has a relationship with the current absent property owners and their local realtor to provide comprehensive data and analysis to potential future buyers (and business owner). ScSEED must have a market analysis performed in order to meet the demands of interested buyers and complete the deliverables for the Rural Business Development Grant.  ScSEED hired Smoyer & Associates, a local consulting firm, to perform the market study. Smoyer & Associates agreed to perform a market study. To this end, Smoyer & Associates has developed the following opinion survey in order to obtain prevailing public attitudes about the CONCEPT that ScSEED is proposing, which is outlined below:

The Saguache Hotel is located on 0.500 acres (22,400 lot square footage) in the commercial district of downtown 4th Street. It has a total of 10,568 square feet with fifteen (15) rooms, two (2) of which are one-bedroom apartments all on the second floor. There is 5,677 square feet of space on the main floor and 4,891 square feet on the second floor.  The main floor currently consists of a restaurant, full kitchen, a ballroom and a separate retail space which was added mid-century.  The property is registered with History Colorado and officially registered as a historical property with the local Saguache Historic Preservation Commission.

In order for the Saguache Hotel to become a commercially operated entity, extensive and substantial repairs and restoration will be required.  ScSEED is proposing that the historic Saguache Hotel be restored to become a multi-use facility that includes the following:

· a hotel lobby, restaurant/dining hall (available for event/conference space rental), a bar area that utilizes two rooms, and a commercial kitchen on the ground floor of the original south wing;

· The second floor will have thirteen (13) units each with a full bathroom in each available for daily and weekly rental;

·  The north wing will have two (2) long-term, one-bedroom rental apartment units upstairs; both apartments are approximately 320 square feet in size with a full bathroom in each, and;

· a commercial/retail rental space on the lower level of approximately 700 square feet that could be divided into separate units if necessary.

ScSEED envisions that the Saguache Hotel will attract visitors who are interested in historic preservation, regional heritage and outdoor recreation opportunities in the region.
