.Mixed use in the Extraterritorial Jurisdiction (ETJ) between the Airport, River and SH 95/Loop 230
.Accessory Dwelling Units are low hanging fruit within Smithville for long-term rentals
.Build a bridge from Main across the Railroad Park to connect with Washington Street
.Do long-term planning goals well beyond our Extraterritorial Jurisdiction (ETJ)
.Triangle in front of nursing home should be 1st place for development (some flood, all utilities)
.Keep rural character by encouraging industrial/commercial that caters to farming like hemp processing facility
.Build stricter building “look” into historic downtown
.Mixed Use and “Smart Growth” Concepts: If you have other ideas, please state them here and indicate their ranking in comparison with the ideas on this list
Residential Land Use Ideas and Suggestions from the Survey and the Forum
.Retirement Village like “Sun City”
.Subdivision development for Accessible Dwelling Units, Senior Living, Patio Homes
.Zone for "Airport Residential" in the ETJ area between the runway and SH95/Loop 230
.Zone for SF-1 Residential in the ETJ at the southern edge of City Limits where housing is already
.Zone for a Town Center area in the City Limits most east of town past HWY 71 (old Capella's property)
.Add housing on 10 acres around the baseball field at Keilburg Park on the Hill
.Encourage a village concept for affordable housing – tiny homes around a kitchen/dining/meeting hall
.Single Family: Put teeth on historic neighborhood designation before people start tearing down old structures and putting up contemporary homes in our historic neighborhood
.Single Family: Zoning Change: SF1 Single Family Residential – minimum lot area 22,000 square feet intended to provide for the highest quality with large development
.Single Family: Zoning Change: SF2: Single Family residential minimum lot area 12,500 square feet for lower density housing
.Single Family: Zoning Change: Single Family Minimum lot 7,000 feet for medium density housing
.Tiny Homes: Eliminate square footage requirements – let the market
.Tiny Homes: Designate areas for tiny home communities (Fredericksburg, for example)
.Accessory Dwelling Units (ADU): Allow one ADU per city block to create smaller affordable rental properties – first come first serve, time limits to complete – for long-term rentals
.Increase density to encourage Accessory Dwelling Units (ADUs)
and Short-Term Rentals (STR)
.We should revisit the current rules around ADUs and Tiny Homes. While we should maintain a high level of quality and safety for homes in Smithville, we really need to look again at our minimum square footage requirements. The current requirements make it hard for young people (like so many of our high school grads), older people on fixed incomes (like so many of our long-time residents), or anyone coming from a economically challenged background (in other words, they grew up poor) to afford to get housing in Smithville.
.Develop list of minimum public benefits necessary prior to approval of Planned Unit Development (PUDs -- a type of housing development that combines individually owned homes with shared common areas)
.Trade development incentives (like density) in exchange for setting aside units for rent or sale at 30, 50, 80 MFI
.No cookie cutter homes on Hwy 71
.Manufactured Home (MH) Designation
.Residential Land Use: If you have other ideas, please state them here and indicate their ranking in comparison with the ideas on this list
.Please make any other comments or suggestions about economic development that you want to have included in the Comprehensive Plan. Thank you!
