The Prince George’s County Planning Department has recently awarded a consultant contract for the Route 1 Land Redevelopment Study to Smart Growth America and the Neighborhood Design Center to bring together experts across various disciplines to focus on neighborhood revitalization, real estate development, complete streets, and design, to support the development of healthy, equitable neighborhoods in the Route 1 corridor.

We want to connect with community stakeholders, property owners, and business owners to understand aspirations and challenges to inform future development in the study area and align with the goals of The Approved Master Plan and Sectional Map Amendment for Subregion 1 which includes,
  • Encouraging small-scale, neighborhood-serving, retail uses along the Route 1 Corridor to meet gaps in the marketplace.
  • Providing high-quality mixed-use development along the Route 1 Corridor.
  • Providing a pedestrian-friendly environment that is a safe and enjoyable place to walk.
  • Developing design standards and guidelines for achieving high-quality development and improving the form and character of development along the corridor.
  • Supporting a quality urban design framework.
  • Eliminating substandard, marginal uses and properties, along the Route 1 Corridor that need major structural repair and/or promote an unsafe, low-quality setting.

We will also be looking at different examples of commercial corridor revitalization across the country through various case studies and interviews to inform the guidelines and recommendations for this study.
