We encourage you to share your feedback on the Royal Randwick Shopping Centre redevelopment proposal by completing 5-10 minute survey.

Your feedback will be used to inform the Social Impact Assessment (SIA) that is being prepared to accompany the State Significant Development Application (SSDA) for redevelopment of the existing Royal Randwick Shopping Centre at 73–109 Belmore Road, Randwick.

What is a SIA? A SIA is an independent, objective study undertaken to identify and analyse potential social impacts (impacts on people) associated with the proposed redevelopment. It recommends measures to enhance positive impacts and mitigate negative impacts.

A SIA considers social impacts across categories including people’s way of life, community, accessibility, culture, health and wellbeing, surroundings, livelihoods, and decision-making systems. Community feedback is an important part of the SIA. When completing this survey, please consider how the proposal may impact you or other members of your community. The SIA is being prepared by independent consultant, L10 Collective, on behalf of Dexus.
Start the survey. The survey should take approximately 5–10 minutes to complete, and all responses will be anonymous. It will close at 5pm on Friday 28 August 2026.
Section 1. About the proposal
What is being proposed?

The Development Application is seeking approval for:
  • Demolition of the existing shopping centre
  • Construction of three buildings ranging in height from 4 to 15 storeys comprising:
  • Three levels, including one below ground level, of retail and community facilities including a library and full line supermarket
  • Thirteen-storeys of residential homes across two towers
  • Five levels of basement car parking.
  • Approximately 290 residential homes across 1-, 2- and 3-bedroom units with a significant contribution to provide for affordable housing in the wider local area
  • Ground floor through-site pedestrian paths connecting Belmore Road, Avoca Street and Short Street located within the retail podium
  • Operation of the site for retail, residential and community facilities
  • Utilities and infrastructure upgrades to accommodate the project.
