Some homeowners have experienced frustration with stolen mail and many have had problems with the USPS not delivering their mail into their locking mailbox inserts. As a result of these concerns, the Board of Directors has received requests from several homeowners to look into the possibility of removing the individual mailboxes and replacing them with cluster mailbox structures, similar to what is currently installed for the Ponderosa Colony homes and is being installed at the new Toll Brothers home communities.

The cluster mailboxes would contain either 8 or 16 units per box and would be placed in the park strips throughout the association as near to the group of homes whose mailboxes are in the unit as possible. A map of the approximate locations can be found on the Association's website, but final and exact placement will require USPS approval. Because the USPS will not deliver some homeowners’ mail to a cluster mailbox and others to a standard rural mailbox, this change would affect all 374 homeowners who currently have individual mailboxes. This could mean that your mailbox is farther away from your home than it currently is or that you have a mailbox either alongside your home or across from your home.

The Board has put together an estimate for the project, including the materials, installation and removal of the old mailboxes, which totals $75,000.  Because this additional expense is not budgeted currently and does not affect all Alamo Creek homeowners, each of the 374 homeowners would be assessed a one-time special assessment of $200 per homeowner. 

Before moving forward with a formal vote either for or against a special assessment, the Board felt it would be prudent to take a survey of the homeowners who would be affected by this change to determine the severity of the issue, the number of homeowners interested in a change and the overall feelings on a $200 special assessment. 

Please note that this survey is not an official vote for or against a special assessment. If there is a strong desire among homeowners to move toward cluster mailboxes, you will be mailed a ballot to vote either for or against a special assessment.
