Introduction

There has been significant discussion over recent years about what is an appropriate procurement model for the delivery of large projects. One of the most prominent procurement  models being adopted is the Design, Novated, Construct (DNC) model, where the architect is engaged initially for the design phases by the Principal, and is then novated to the Contractor to complete the documentation and construction phases. Novation is the transfer of contractual rights and obligations from one party to another. With a range of issues facing the construction industry regarding safety, transparency and quality, it is a critical time to engage in how we can improve the DNC process. Data really matters and is one of the key planks that will allow us to engage with Government, Clients, the Property Council of Australia and other key stakeholders. Ultimately, the Australian Institute of Architects (the Institute) seeks to establish a best practice guide for clients and architects to refer to in the formulation of DNC contractual arrangements for large projects, similar to the current Code of Tendering.

In order to have meaningful discussion with other stakeholders regarding DNC contracts, we first need to have an understanding of our own profession’s experience with it. To do this, we need your input. The following survey conducted by and for the Institute, is an important first step to allow us to understand some aspects of novation for Institute members, and to allow us to then undertake further research and industry engagement supported by these findings.

The survey is in two parts – the first asks general questions at a practice level. The second part relates to your experiences in specific projects and we have provided questions for three projects. Ideally, we would like information on as many projects as possible. It should take approximately 15 - 30 minutes to complete for each project. Please fill in a new survey for additional projects.
