The Wilmington Planning Board is proposing to rezone the commercial and industrial areas surrounding the North Wilmington commuter rail station. The map below shows the current General Business (GB) zoning district in green and current General Industrial (GI) zoning district in blue.

Currently, uses such as retail, office, bank, food stores, personal service shops, and auto repair are allowed in the General Business (GB) zoning district. Uses such as warehouses, contractor yards, manufacturing, and light industrial are allowed in the General Industrial (GI) zoning district.

The 2001 Wilmington Master Plan envisioned this area as an attractive, mixed-use, pedestrian friendly area with specialty retail, restaurants, offices, and housing.

Design standards for new development can require generous sidewalks, street trees and landscaping, and seating areas for pedestrians with parking lots behind the buildings. Design standards can require active storefronts on the first floor (wherever feasible) with other uses above (office, housing) to create a village center feel.

The Planning Board is proposing to rezone General Industrial (GI) and General Business (GB) in this area to Neighborhood Mixed Use (NM) to create a mixed-use village feel.
