Candea Development is proposing two possible development options for this 82’x124’ lot, zoned B1-1, previously used as a garden center.

Option 1 is a 4.5-story 50’ high all-residential building with 12 condo units (ten with 3-bdrms and two with 4-bdrms) which would require a rezoning to B2-3.

Option 2 is a 5-story 60’ high building with 2,488 square feet of ground floor commercial space and 14 condo units (ten with 3-bdrms and four with 2-bdrms) which would require a rezoning to B1-5.

Parking for either option would be 23 spaces if a Bell Avenue driveway is used or if only the alley is used then 17 spaces would be possible.
