Victoria Road, Ryde

Thank you for your interest in the proposed mixed-use development on the site at 744-748 Victoria Road and 2A Eagle Street, Ryde.

Sarah George Consulting has been engaged by Cadence Property Developments Pty Ltd (the Applicant) to prepare a Social Impact Assessment (SIA)in support of a proposed State Significant Development Application (SSDA) (SSD – 104098721) and concurrent Rezoning Proposal for the construction of a mixed use development on the site.

The proposal has to key components:

1. Rezoning Proposal

To facilitate the proposed development described below, a concurrent Rezoning Proposal is sought to make the following amendments to the Ryde Local Environmental Plan 2014 (Ryde LEP 2014) in relation to the site:
  • Amend the Height of Buildings Map;
  • Amend the Floor Space Ratio Map; and,
  • Add “Retail Premises” as an additional permitted use on the site.
2. Proposed development:
  • Site preparation and excavation works, including demolition of all existing structures on the site.
  • Construction of a new mixed-use development, including retail tenancies, co-living rooms (approximately ??) and communal areas and residential dwellings (approximately ??).
  • Construction of a multi-level basement comprising car parking spaces and services.
  • Associated landscaping and public domain works.
  • Extension and augmentation of physical infrastructure and utilities as required.
It is noted that the proposal will commit 15% of the total dwellings as affordable housing for a minimum of 15 years, to be managed by a registered CHP.

Social Impact Assessment:

A SIA seeks to understand the local community where a new development is proposed. It assesses the likely effects of a development on local people.

A key part of the preparation of a SIA is gathering valuable insight from community members into what is important to them. We are seeking your feedback to assist in understanding what social effects may arise from the proposal.
