The Creswell on Playhouse Square (“Landlord”), agrees to hold this apartment in reservation status as follows:

In order to keep your approved reservation status for the selected apartment, Prospective Tenants must within five days following approval of the initial reservation request; complete the landlord’s online apartment application, including contact information, employment, background credit history, and financial data as needed to satisfy landlord’s lease qualification requirements.

If the Prospective Tenant does not complete the lease application documents as requested within sixty days of the anticipated occupancy date, the Rental Reservation Request and the Reservation Deposit will be considered void and the reservation fee forfeited.

Upon execution of the lease, 1st months' rent is due along with any associated pet rent for the unit and the remainder of the Security Deposit. The Reservation Deposit will be applied to the Tenant’s Security Deposit.

If the completed Rental application is rejected by Landlord for any reason, the Prospective Tenant shall be notified by email and the Reservation Deposit refunded within fifteen (15) days.

Until the Rental Reservation Request is accepted and the lease application is completed and approved by Landlord, the Prospective Tenant should not assume the reservation is guaranteed.

Thirty (30) calendar days’ notice is required to cancel the Rental Reservation Request and receive a full refund of the deposit.

Prospective Tenant hereby acknowledges the reserved apartment is currently under construction and may be subject to unforeseeable construction related delays which could impact the ready for occupancy date. Should the initial ready for occupancy date be delayed, Landlord shall endeavor to keep the tenant apprised of any delays and shall adjust lease terms accordingly at no additional cost to Tenant.

Should the ready for occupancy date be delayed by more than five business days after the lease commencement date, Tenant shall have the option to terminate their reservation and lease commitment, and receive a full refund of all fees and deposits paid to Landlord in connection with the reservation, application, and lease.

Prospective Tenant agrees to hold the Landlord and all related parties harmless from any liability, loss, or damages incurred as a result of delays in delivering the apartment ready for occupancy as scheduled.
