As City Council and Three Corners Selection Committee move forward on the selection of one of the four developers for the waterfront site, here is your chance to take a closer look at each plan and share your preferences with Council members prior to the May 28 vote.

As a reminder, one of these four plans will be chosen -- the referendum passed (79 to 21) in November, 2022. The key compoments of the plan included public use and access, recreation, retail, restaurant and hotel.

Below, for your ease of reference, are photos of the master concept plan originally proposed by Andres Duany ultimately approved.

Please take a look at each of the four proposals below, after which you will be prompted to rank by preference. We have attempted to summarize each proposal drawing on press coverage and community feedback we've been receiving as objectively as possible.
Edgewater

Edgewater’s proposal struck many as too marina-heavy, including both Reisman and McNulty, however the Fort Lauderdale-based group brings established relationships with reputable hoteliers to the table. Despite voters’ disapproval of residential development on the site (which, of course could never pass without a referendum) the proposal earmarks a “future condominium development site” – unknown whether this will be integrated with its plans for a hotel complex. The proposal also includes recreational amenities like pickleball and virtual golf as well as an exhibition center.

Clearpath

Clearpath immediately turns heads with its bold design choices and its unique take on the old power plant building known as Big Blue. Larry Reisman remarked that Clearpath’s vision would transform the Three Corners site into “a Treasure Coast gem ― if not a world-class facility.” Ray McNulty expressed excitement about the facility being home to a “dazzling, lagoon-front, something-for-everyone destination unlike any other on the Treasure Coast.” Some in the community describe the plan as “Sydney Opera House meets Perez Art Museum meets college campus.” Others have lamented that the plan is too modern, not accurately reflecting the character of Vero Beach, and a departure from Duany’s vision. Everyone we speak to is dazzled by it -- one concern we hear is whether the high price tag of the project will translate to unaffordable retail, activities and restaurants.

Suda Cred

Suda Cred, a collaborative effort between three firms (SūDā, CREC Capital and Madison Marquette) with Vero native Bill Becker at the helm, designed their proposal with Alma Lee Loy in mind to “follow her guiding spirit in ensuring an enhancement and enrichment to the community.” The firm expressed interest in re-engaging DPZ CoDESIGN and hiring individuals with Vero Beach connections to develop the project. This plan could be considered the closest to the Duany-inspired master concept embraced by the community. The Suda Cred proposal comes with many desirable amenities all within a modest footprint that reflects Vero’s character, however it drew criticism for proposing a private beach club on city-owned oceanside property. Skeptics of the plan also noted a lack of specifics in some areas but have attributed this to Suda’s limited timeframe to meet the RFP deadline after it was extended.

Vista Blue

Vista Blue stands out as a Vero Beach-based venture led by Don and Collin Urgo in collaboration with Steve Bell. Reisman raised concern about this proposal being too resort-heavy with a color scheme reminiscent of International Drive in Orlando. An additional concern is that Vista Blue will require an extension to the 50-foot height limit if they are unable to preserve the great hall (Big Blue), something requiring a referendum and unlikely to pass. Recreational activities include pickleball, padel, bowling, and virtual golf.
