The map and descriptions below outline the general locations and characteristics of various types of future land uses in Waukee. Indicate your preference for the description, and location of the various future land uses below.  If you have any additional comments, provide them in the space below each question.

* CIVIC CAMPUS:
  • A central gathering place / destination for all of Waukee
  • Central location for municipal, cultural, athletic facilities
  • “Central park” for Waukee, and anchor for park and open space network along Sugar Creek

* RETAIL / COMMERCIAL NODES:
  • Concentrate areas of shopping, commercial uses, and employment at key intersections
  • Logically spaced to serve different neighborhoods and areas of Waukee
  • Provide a variety of retail and commercial services at the neighborhood and community levels
  • Support a mixture of surrounding land uses with a focus on retail, service, and entertainment

* EMPLOYMENT FOCUS:
  • Located near I-80 and major transportation corridors to provide access to the regional market
  • Primarily includes larger scale users, as well as some office development

  • Provide variety of housing options, including low density as well as move-up housing
  • Developed in series of neighborhoods linked to broader community framework

* I-80 / HWY 6 CORRIDORS:
  • Focus on land uses that require access to the broader region (including industrial and larger format retail)
  • Focus on service / convenience retail at interchanges
  • Allows larger footprints, larger blocks, and lower intensity development compared to other parts of the city
  • Serves as “front door” to Waukee. Therefore, focus on aesthetics of development along interstate

* COLLECTOR ROADS:
  • Create well-spaced circulation routes (north-south, and east-west) across Waukee
  • Intersections of collectors may have concentrations of both housing and commercial uses

* GATEWAYS:
  • Creates a “sense of place” through branding of the Waukee name and logo
  • Indicate arrival into the Waukee community
  • Occur at major road intersections along the periphery of Waukee

* GREENWAY CORRIDORS:
  • Preserve areas of existing “higher quality” greenspace and wildlife habitat, along creeks and other natural areas
  • Link different parks and destinations throughout Waukee through a system of trails along greenways
  • Protects waterways from development and thus reduces stormwater runoff in new growth areas
  • Provide buffers between incompatible land uses

  • Located near new development and new residential neighborhoods
  • Connect to the larger greenspace network, where possible
  • Provide access for local residents to recreational amenities and open space
