We are currently creating a new Damp, Mould and Condensation Policy to reflect our responsibilities under Awaabs Law, which came into effect in October 2025.
Awaab's Law is named after Awaab Ishak, a two-year-old boy who tragically died in 2020 due to respiratory issues caused by prolonged exposure to mould in his family's rented home.
His case highlighted significant failings in how housing conditions were managed, prompting a nationwide call for reform in housing safety standards.
The law was introduced as part of the Social Housing (Regulation) Act 2023 to ensure that landlords act swiftly when tenants report safety concerns.

The timescales and procedures in this policy are dictated by legislation, and for this reason we are unable to make any changes.
The aim of this consultation is to make sure that the policy is clear and easy to understand and to see if you have any comments or suggestions.
