8. Scenario Question: Picture a residential block with single family homes. The lots for each house are 10,000 square feet and the houses average around 2,500 square feet (not including the garage). One particular parcel on this street is oversized and is 16,000 square feet. The oversized parcel is sold. The new owner would like to build a new house. Based on the square footage of the lot the new owner could build one large house of 7000 square feet (not including the garage) on the 16,000 square feet lot. Or the new owner could subdivide the lot and build 2 new houses at 3,000 square feet each (not including the garage) on the subdivided 8,000 square foot lot. You are the neighbor of this oversized lot. One of these scenarios will happen: One large house or 2 smaller houses subdivide lot. Which do you choose?
