How much actual time (not elapsed time) will it take you to sell it?

If you are in paid work, consider your hourly rate. Think also about the value of your time doing something that you don't like that is difficult, tiring, boring or stressful.

Of course, time with family time doing nothing can be valuable beyond measure but this needs to be objective.
